This 35,000-square-foot tenant improvement was created to expand outpatient surgical capacity for the Orem community. Delivered for Surgery Ventures, the multi-specialty facility features 10 operating rooms and 40 pre-op/PACU bays supporting orthopedics, ENT, general surgery, total joint, and robotic-assisted surgery. The operating rooms were designed with increased clearances to accommodate advanced robotic systems and enhance staff workflow.

The design integrates clinical efficiency with a welcoming patient environment. Acoustic ceiling elements and wall panels in the main waiting area help manage sound within the hard-surfaced space. The plan is organized around a clean core model to streamline circulation, with generous storage supporting multiple specialties and evolving equipment needs.

Located on a constrained site with limited parking and highway access, the project delivers an efficient surgical platform designed for future growth. Sterile processing areas are planned for expansion, while staff amenities—including locker rooms and a large lounge with a separate galley kitchen—support workflow and comfort. The result is a high-performing outpatient environment that increases surgical access and operational flexibility.
