HCA Lehi Ambulatory Surgery Center is a 13,500-square-foot tenant improvement located on the first floor of a multi-tenant medical office building in Lehi, Utah. Designed as a GI-focused outpatient facility, the center includes two operating rooms and two endoscopy procedure rooms. The layout supports efficient patient throughput while meeting the technical requirements associated with surgical-level spaces.

The design builds on the client’s established interior standards, introducing refined material selections to create a cohesive, contemporary environment. Clinical spaces are organized to support clear circulation for both patients and staff. Daylight was intentionally incorporated into the waiting area, pre- and post-procedure bays, and key staff workspaces, enhancing the experience for all users within the center.

Early collaboration between the project team, client, and developer addressed building code and fire-life-safety requirements unique to the base building’s construction. The surgery center was strategically located on the lowest level to meet occupancy separation standards and ensure compliance. The result is a technically robust, thoughtfully planned endoscopy center that delivers high-quality outpatient care within a multi-tenant environment.
