This 27,000-square-foot tenant improvement reimagines two floors of an existing professional office building, converting the space into an OSHPD 3-compliant FQHC clinic. Because of the client’s impending lease termination in their existing space, the project team worked to maintain a tightly coordinated construction schedule, which included navigating a complex change-of-use process within the Vermont Western Specific Plan—a district known for its unique regulatory requirements. Close collaboration with city staff, the construction manager, and the contractor allowed permitting and construction to progress in tandem, ensuring uninterrupted access to care for the clinic’s 9,000-person patient base.
The clinic brings together primary care, pediatrics, optometry, dental, and case management services across two floors, with program adjacencies designed to foster collaboration and streamline patient and staff circulation. Exam rooms and care team spaces are arranged to enable efficient, collaborative workflows, while support areas such as medication rooms, utility spaces, and staff collaboration zones are strategically located to enhance daily operations.
The interior design reflects the client’s vibrant brand identity. Bold brand colors welcome visitors into the clinic, transitioning to a softer palette in care spaces to maintain continuity and foster a calming environment. Custom environmental graphics in the lobby and conference room, developed in partnership with a signage consultant, feature stylized maps of the surrounding Los Angeles neighborhood as large-scale wall graphics. These elements root the clinic within its community and reinforce its role as an accessible neighborhood resource.
